Wylie, Texas – June 3, 2024. The Wylie Economic Development Corporation (Wylie EDC) today announced the start of construction for the 544 Gateway Addition, located just west of Hwy 78 on FM 544/Kirby Street in Wylie, TX.
Infrastructure Installation: Within the next 30 days, the Wylie EDC anticipates that the internal site development work will begin. The critical infrastructure will support the future pad sales and eventual redevelopment of the site. The next phase will include site development such as grading, underground utilities, and the construction of a regional detention pond. The project will include a TxDOT deceleration lane along FM 544, just west of the RR tracks at Cooper Street. The overall project is expected to approximately six months to complete, with an anticipated completion in Q1 2025.
The 544 Gateway Project is a 12-acre redevelopment located between Cooper and Commerce on FM 544/Kirby Street. The mixed-use project will offer pad sites for a mix of Retail, Restaurant, and much-needed Office Space to help provide additional daytime population.
Location: Situated between Commerce and Cooper on FM 544/Kirby Street, just west of State Highway 78.
Design: Redevelopment featuring seven commercial lots, all connected by a new street, John Yeager Way.

Over 70,000 SF of potential office, warehouse, and flex space available for sale and lease.
10,000 SF of retail space, including end cap drive-thru and restaurant space.
One 5,000+ SF full-service, sit-down restaurant pad site.
